Near JBSA-Lackland (Southwest San Antonio)
Westover Hills / Westover Hills West
Commute to Lackland: 8–15 minutes
Median home price: $270,000–$340,000
Schools: Northside ISD (well-regarded)
Westover Hills is the sweet spot for Lackland families. It's close without being directly under the flight path, the neighborhoods are well-kept, and Northside ISD schools score consistently above average. There's a solid retail corridor on Culebra Road — HEB, restaurants, urgent care — so you don't have to cross town for errands.
The housing stock is a mix of 1990s–2000s construction and some newer builds. You can get a 3-bed/2-bath in the $280,000–$310,000 range, which pencils out well against E-5/E-6 BAH rates.
Leon Valley
Commute to Lackland: 12–18 minutes
Median home price: $200,000–$265,000
Schools: Northside ISD
Leon Valley is the most affordable option with reasonable Lackland access. It's an incorporated city within San Antonio's metro — more of a small-town feel with its own city services. The housing stock runs older (1970s–1990s), which means more character but also more maintenance potential.
For E-4s and junior NCOs working with tighter BAH numbers, Leon Valley offers the most house per dollar in the Lackland corridor. Home prices are low enough that some buyers are pleasantly surprised by what their VA loan qualifies them for.
Alamo Ranch
Commute to Lackland: 18–25 minutes
Median home price: $310,000–$390,000
Schools: Northside ISD (highly rated)
Alamo Ranch is San Antonio's premier master-planned community on the northwest side. It has newer construction, well-maintained common areas, and some of the highest-rated elementary schools in Northside ISD. The commute to Lackland is manageable if you avoid peak hours, and access to 1604 and Loop 410 is straightforward.
This is the choice for families prioritizing schools and neighborhood amenities. The price point is higher, but O-2 through O-4 BAH levels support it. It's also one of the most stable resale markets in the city.
Helotes
Commute to Lackland: 22–30 minutes
Median home price: $340,000–$430,000
Schools: Northside ISD (top tier)
Helotes is the Hill Country-adjacent choice — more land, more space, a genuine small-town feel, and excellent schools. The tradeoff is commute time, especially during rush hour on Bandera Road. Families who don't mind the drive and want space for a backyard and possibly a small property love Helotes.
The VA loan limit in Texas has no cap with full entitlement, so prices in the upper range here are still accessible with $0 down.
Near JBSA-Fort Sam Houston (Northeast San Antonio)
Alamo Heights / Terrell Hills
Commute to Fort Sam: 10–18 minutes
Median home price: $450,000–$700,000+
Schools: Alamo Heights ISD (excellent)
Alamo Heights is prestigious San Antonio real estate — beautiful older homes, one of the best school districts in the state, walkable neighborhoods. Officers stationed at Fort Sam often aspire to this area. The price points are high, but O-4 and above BAH levels combined with VA loan benefits make it achievable for career military.
Converse / Universal City
Commute to Fort Sam: 20–30 minutes
Median home price: $215,000–$285,000
Schools: Judson ISD
For enlisted families at Fort Sam, Converse and Universal City offer significantly more affordable options with a reasonable commute. Judson ISD is solid, and these communities have a strong military presence since they also serve JBSA-Randolph. You'll find newer construction at accessible price points.
Live Oak / Selma
Commute to Fort Sam: 25–35 minutes
Median home price: $255,000–$320,000
Schools: Judson ISD, Schertz-Cibolo-Universal City ISD
Growing fast, with newer master-planned communities and good schools. The commute to Fort Sam is longer but manageable. If you're working at both Fort Sam and Randolph, the northeast/east side of the metro is logistically smart. HEB, medical facilities, and retail are all well-developed in this corridor.
Near JBSA-Randolph (East San Antonio / Universal City)
Universal City
Commute to Randolph: 5–10 minutes
Median home price: $230,000–$290,000
Schools: Judson ISD
Universal City is the closest civilian community to JBSA-Randolph and has a very high concentration of military families as a result. It's unpretentious, practical, and the commute is excellent. Prices are affordable, and the homes are mostly from the 1980s–2000s era.
Schertz
Commute to Randolph: 10–18 minutes
Median home price: $275,000–$350,000
Schools: Schertz-Cibolo-Universal City ISD (well-rated)
Schertz is a step up in neighborhood quality and school ratings while still offering good access to Randolph. SCUCISD is a strong district. It's also a reasonable commute to Fort Sam for families where one spouse works at each installation. New construction is active in Schertz, which gives buyers more options at various price points.
Cibolo
Commute to Randolph: 20–25 minutes
Median home price: $300,000–$380,000
Schools: SCUCISD (top-rated)
Cibolo offers newer, larger homes with excellent schools at prices that are still accessible with VA financing. The commute adds time but many families consider the space and school quality worth it. It has grown rapidly and has a strong sense of community — lots of military families, youth sports, and neighborhood events.
What to Consider Before Choosing
1. Both spouses work at different installations? Map the commute from the middle. The northeast side (Live Oak, Schertz, Universal City) serves both Fort Sam and Randolph well.
2. Schools are a priority? Northside ISD (Alamo Ranch, Helotes, Westover Hills) and SCUCISD (Schertz, Cibolo) are the strongest districts. Alamo Heights ISD is excellent but pricey.
3. Planning to rent it after PCS? Proximity to the installation and school quality are your two most important factors for tenant demand.
4. Noise and flight paths? Ask your realtor or check the City of San Antonio noise contour maps before buying directly adjacent to any of the three installations.
