What's the difference between rate-and-term and cash-out refinancing?

A rate-and-term refinance replaces your existing mortgage with a new rate, term, or both — the loan balance stays roughly the same, aside from closing costs. A cash-out refinance replaces your mortgage with a larger loan and gives you the difference in cash, based on your available equity.

How much equity do I need for a cash-out refinance?

It depends on the loan program and property type, but most cash-out refinances require you to retain a meaningful equity cushion after the new loan is in place. We'll review your specific numbers together before you decide whether it makes sense.

What is a VA IRRRL and am I eligible?

How long does a refinance take?

Most refinances close in 30–45 days from application to funding, depending on whether an appraisal is required and how quickly documentation comes together. VA IRRRL refinances can sometimes move faster.

Will refinancing reset my loan term?

It can, depending on the term you choose. If you're 10 years into a 30-year mortgage and refinance into a new 30-year loan, you are extending your payoff timeline — though your monthly payment may still be lower. Choosing a shorter term (like 15 or 20 years) avoids resetting the clock. We'll go over the tradeoffs based on your goals.

Is there a waiting period after I bought or last refinanced?
